2516 Jane Steet Began its Reinvention/Development in 2001; and was named the 2002 NAIOP Renovation of the Year. (Pittsburgh Chapter) as a completed Lab/Office Property. Developed by Urban Futures AE, LLC, the total project was ahead of today's "Biotech Buzz!" It is the precursor to similar properties currently in development by Urban Futures AE in Pittsburgh, NYC, Los Angeles, Houston, and Miami.
INNOVATIVE LABS FOR TOMORROW'S DISCOVERIES
2516 Jane Street... designed for the
future and those who advance it!
JANE STREET BEFORE RENOVATION
JANE STREET TODAY
LAB/LIFE SCIENCE SPACE
The development of 2516 Jane Street began in 2001 as a result of a special relationship between two friends with a vision.
That is, upon their first meeting, the late Dr. Paul L. Kornblith
and architect Ross Bianco realized that they shared a rare connection to create a hub for Life Sciences. Over the project’s next several months, the design and construction of a home for Precision Therapeutics was born. In mid 2003, a Lab/Office facility for what would become one of Pittsburgh’s prized biotech start-ups was realized.
2516 Jane Street was named the 2003 NAIOP Renovation of the Year (Pittsburgh Chapter) as a completed Lab/Office property. Developed by Urban Futures AE, LLC, the total project was ahead of today's "Biotech Buzz!" It is the precursor to similar properties currently in development by Urban Futures AE in Pittsburgh, NYC, Los Angeles, Houston, and Miami. Our goal today— and as conceived in the past—is to create and maintain a walking, thriving life sciences/technology neighborhood for today's innovative community.
Upgraded Labs, new Labs, a new Flex Lab
and updated Office Space
Introduction
The property consists of Lab/Life Science Space and Office Spaces on two floors around a central 2.5 Storey Atrium. The entire building was completely renovated in 2002 with an exposed steel and wood structure; the interior and exterior evokes a Contemporary California Industrial Aesthetic complete with exposed steel, metal panels, aluminum window walls, exposed brick, hardwood floors and abundant daylight throughout. Most spaces have exposed timber/steel systems and wood plank ceilings. Ductwork is exposed throughout, and two (2) balconies provide exterior access.
The building configuration is designed to accommodate a mix of Wet Labs, Support Spaces and related Office Space on either the First or Second Floors.
Presently, the functional/spatial mix allows flexibility to maximize Wet Labs relative to Office Space along several scenarios. That is, Lab Space can total up to as much as 18,000 sf vs 11,600 sf of Office Space and any combination thereof. The building totals 29,600 GRSF.
Located in the South Side East near Hot Metal Bridge Area, 2516 Jane Street is within walking distance of the South Side Works and the East Carson Street Business District. The total renovated structure provides easy access to Second Avenue’s office properties and Oakland’s University/Hospital corridor. The property’s location and tenant mix promotes interaction with other nearby life science, gaming, and related tech companies prevalent on the South Side.
